Spacious Double Room in New-Build Home – Nuneaton

I'm looking for a professional lodger to rent a spare room in my recently purchased new-build home, situated on the outskirts of Nuneaton in a quiet residential area.

The Room & House:

The room is generously sized and comes furnished with:

Double bed

Desk and chair

Wardrobe and storage space

Newly fitted blackout blinds

You'll also have your own private bathroom, conveniently located directly next to the bedroom.

Shared areas of the house include the kitchen, living room and a very spacious garden — ideal for making the most of the warmer months.

There is a driveway with space for two cars, although the parking spaces are arranged one behind another. There's also plenty of parking available in front of the house (still off-street), and I'm happy to discuss parking arrangements if needed.

Wi-Fi and household bills are included in the rent.

I am still in the process of making changes/updates around the house as I go, but it shouldn't cause many disruptions anyway and will give plenty notice if it would end up doing so.

Location:

The property is located on the outskirts of Nuneaton in a quiet, modern new-build development, with convenient commuting options for nearby employers, including MIRA and other businesses in the surrounding area.

A Little About Me:

I'm 28 and work at JLR, so I'm generally out of the house Monday to Friday, leaving early and getting back later in the day.

At home, I'm pretty laid-back. I'm happy doing my own thing and respecting each other's space, but equally don't mind having a chat or a bit of a social when we're both around. I've rented myself before buying, so I'm familiar with what makes a good living arrangement.

Who I'm Looking For:

Ideally, I'd like a working professional who's clean, tidy and respectful of shared spaces. The neighbourhood is lovely and quiet, so someone who appreciates a relaxed home environment and is considerate of the neighbours would be a great fit.
