Beautiful furnished double room with private bathroom and all bills included - ideal weekday base near Edinburgh.

I’m offering a beautiful, fully furnished double bedroom with its own private shower room in my peaceful, characterful home in South Queensferry – just a short walk from the sea and around 20 minutes by train into Edinburgh.

I’m particularly looking for a professional who needs a home-from-home during the working week and would normally return home at weekends.

The house is a sandstone building dating from 1850, full of character but refurbished to a very high standard. It looks onto a lovely community garden with mature trees, so despite being very well connected, it feels very peaceful.

THE ROOM
The double room is spacious and fully furnished with beautiful upcycled vintage Stag furniture, including:

-Comfortable orthopaedic double bed
-Tallboy chest of drawers
-Two bedside cabinets
-Desk
-Private shower room and WC with electric shower
-View over the garden

All bills are included.

There is a large, light open-plan kitchen and living room with everything you would need, including a washing machine, dishwasher, large fridge-freezer and TV.

LOCATION
Dalmeny station is about a 15-minute walk away, with frequent trains to Edinburgh Waverley – around 20 minutes by train.

The house is also:

-A couple of minutes' walk from the sea
-Around 15 minutes' drive from Edinburgh Airport
-The 43 bus to Edinburgh city centre, around 45 minutes
-Train to Edinburgh city centre only 20mins
So it works particularly well if you commute into Edinburgh but don't want to stay in the city itself.

ABOUT ME
I’m self-employed and work from home, although I travel with work from time to time and can be away for a few days each month.

I have two rescue cats, Mary and Archie, who are very friendly and affectionate, so you’ll need to be a cat lover!

I’m tidy and take real pride in my home, so I’m looking for someone who is similarly considerate and likes to keep things clean and looked after.

Outside work, I write poetry, am learning Spanish, practise Vipassana meditation, run, and love horses and riding when I get the chance.

WHO I'M LOOKING FOR
Ideally, I’d love to find a professional, considerate person who works away from home during the week and wants a comfortable, peaceful base rather than a permanent shared home.

A weekday-only arrangement would be perfect for me, as I value having the house to myself at weekends. If you only need the room Monday–Thursday or for a few nights a week, I’m very happy to discuss a reduced rent to reflect this.
