Use of the whole house and garden (Although garden currently undergoing some renovation to decking).

If you smoke, it must be outside - tobacco only, I won’t tolerate any drugs.
No overnight guests - only you in the bed please!

A TV in room (wall mounted, fully adjustable, 24”). No aerial, so you will need a streaming stick. I have a spare fire tv stick if required.

I have a dog - happy little Sprocker Spaniel.

Plenty of fridge and freezer space. Dishwasher. Washing machine. air fryer. Pressure cooker, Gas cooker and hob. Microwave.

I am very friendly, sociable and easy going. Happy to have tea / coffee and chat but I won’t be offended if you want to just hang out in your own space.

It is only myself and the dog living here.
