The flat is on the first floor of a two-storey purpose-built house containing two flats - one on the ground floor and the other on the first floor. Each has its own main entrance door. The flat has been modernized throughout to a high standard; both the outer wall cavities and the roof have been insulated - keeping the home warmer and quieter.

The living room has a panoramic window giving light and air, and looking out across trees and shrubs.

The unusually large kitchen is 5 meters long, and has the usual equipment including clothes washer a dish washer and, unusually these days - a pantry.

The bathroom also is large, with a large shower cubicle, large bath, large basin, a toilet, and under-floor heating.

There is a private garden and a private brick-built shed. Garden table and chairs are available.

The home is in a cul-de-sac, away from passing traffic, and there are no cars parked next to or in front of the property. Ifield Rail Station is 5 minutes walk - trains to Crawley Horsham Brighton London etc. Local shops and buses 3 minutes walk around the corner; buses to Crawley, Manor Royal, Gatwick Airport, Horsham, Reigate, Brighton, etc.

Nearby is countryside for walks around a Mill Pond (actually two small lakes), and beyond there is a golf course. Walking to Crawley town center takes about 30 minutes.

I am seeking a someone in full-time professional employment, who is meticulously clean and tidy, does not smoke or take drugs, does not drink more than what is considered normal (basically, doesn't become drunk), and does not make loads of noise such as loud tv/radio or loud laughter and shouting.

I am the owner and I live in the flat - there are no other tenants or lodgers - this is my home and this is a one-off special arrangement.

The rent (£400.00/mth) includes utilities, council tax, telecomms, etc. - there are no hidden extras - you don't even have to make contributions towards general household things which we both use, so, you have no house bills to pay. A deposit is required equating to 1 month of rent, and the first month is probationary for both of us. I might seek references from employer bank and previous landlords in order to establish eligibility residential status and trustworthiness, and there shall be an Excluded Periodic Tenancy Agreement, plus conditions.

My name is Alan, and I am careful about who shares my home with me, so, I shall initially ask you about yourself and, I might subsequently invite you to visit. I might, or might not, offer the accommodation to you on the basis of your first visit. Equally, if I offer it to you at the time of your visit, you can elect to go away and think about it.
