Double room available in clean modern new build

I am a 33 year old female, FinTech recruiter.

Due to a recent (amicable) break up, I am looking to rent out one spare room in my four bedroom house. It’s a lovely modern, new build house on a small and safe estate in Goring-by-sea. 10 minute’s walk from the train station.

A very clean and tidy house that is decorated to a high standard throughout. You will have access to all new appliances, washing machine etc. There is a medium sized garden and patio which is a lovely sun trap in the summer.

I won’t be looking to get any additional housemates to fill the 3rd bedroom, and I use the 4th bedroom as an office. Essentially we’d both have access to the whole house and the extra bedroom between us to share, I can set it up as a small guest room or similar for us to have occasional visitors.

There is 1 main (very clean and modern) bathroom and 1 toilet downstairs, sadly no en-suite for either of us.

There is a drive and off street parking available, and a large garage for storage. The spare room (you can choose which one you prefer) is currently unfurnished, I could potentially look at sourcing some furniture if required. There’s plain fresh white on the walls but I’d be happy for us to decorate if you wish (happy to get the paintbrushes out the garage)!

I work from home mostly. I didn’t expect to be looking for a lodger so I’m keen to find someone who’s the right fit for both of us.

I’d love to find someone who is kind and that I get on well with, to socialise with from time to time, have a bbq when the sun’s shining etc. I’m clean, respectful, fair minded, empathetic, quiet and tidy! I love to cook healthy nutritious food and I hope to adopt a cat in the next month - so please only people who are okay with cats.

I love the outdoors, hiking, spending time in nature, walks on the beach, Pilates. Enjoy a bit of trash TV, Traitors, MAFS etc! I’ve just returned from a year travelling abroad. I’m a non smoker and occasional social drinker.
