Humble room to rent in my home

The room is currently a storage area, this WILL be cleared asap!!!

I have a decent sized double room with a small double bed available. I am happy for someone to add their own preferences to the room, via painting the newly papered walls or similar.
The bed and mattress is brand new and never slept on. I have a couple of Ikea metal cabinets to be used as storage for clothing that are heard wearing. There is also an internal wardrobe in there though I need to get some hangers for it.
The council put in communal aerials for the living room and main bedroom only; and although I have a TV for the spare room, I am unable to get Freeview as there is no aerial in there at the moment. (I am more than happy to look into getting an aerial point fitted) There is a decent sized wardrobe in the room built in as well, with hangers!
I have a dog who is wary of men, but who will overcome this with a LOT of patience and understanding. She goes to daycare most days although a walker comes in for her on Saturdays. She comes first in this family as this is her home and she is a rescue dog. If she is in her crate she should be left alone as she goes in there for quiet.
The kitchen is quite basic as it hasn't been updated for 21 years now; it has a washing machine; air fryer, oven, and microwave and kettle however.
The bathroom has a large metal tub which is great for deep long baths.
There are puppy pads down, although my dog is house broken, they are there in case I need to leave her for a couple of hours to shop or run errands.

The home is quite a quiet one and I prefer that really to excess noise. I am aware that as it is a flat I have neighbours below, above, and to the side of me and consider that. Plus someone who is noisy or loud will just stress me out. I would prefer someone who worked outside of the home as well as on some of my days off I can be really lazy and want to lounge about, so I don't want to feel I can't do that in my own home.

Long or short term available, happy to try and accommodate, although I'd prefer not to take on another animal as my dog can blow hot and cold with other animals at home.

The lodger would need to pass a Yoti ID check prior to connecting.
