The flat is my primary residential address, but I travel extensively for work and am rarely at the property. This means you will enjoy an exceptional amount of privacy and virtually have the communal spaces (kitchen, bathroom, and living area) to yourself most of the time, while I retain my private second bedroom for when I return.

• Rent is £135 per week (£585pcm).
• Parking Included: Allocation for 1 car is available, and a parking permit will be provided to you upon move-in if required.

• Because I am away for work, normal everyday usage historically sits comfortably well below this £150 limit.
• Please note: The lodger will be strictly responsible for paying 100% of any utility costs that exceed £150a month. This is a fair usage policy to ensure heating and water are used responsibly while the property is empty.

We are seeking a full-time working professional who matches the quiet, peaceful atmosphere of the flat. Please note that students cannot be considered for this lodging arrangement.
To meet referencing requirements and ensure affordability, applicants must be in stable, full-time employment and be able to provide:
• A recent employment reference
• Proof of the right to rent in the UK.

To comply with the head lease of the building and maintain security while I am away:
