You would be sharing with friendly, active, professional housemates Sophie (26), Zak (26) & Freddie (27).
They’re hoping for their new housemate to be of a similar age, be active/into sports & fitness like them, want to socialise with them after work on an evening & weekends…..and ideally, some female company for Sophie.

The house is comprised over 4 floors and offers you the following:
- large lounge with large TV, 2 big sofas and dining table
- separate fully equipped kitchen
- Virgin media, wifi (business package with <350mb download speeds)
- 3 upstairs double bedrooms, sharing a bathroom
- 1 basement bedroom with ensuite (let/not available at this time)
- all bills included
- cleaner once a month
- free on-street parking on a quiet cul-de-sac.

The room available has just been fully redecorated and the lounge will be shortly also (with carpet being installed w/c Mon 26th Feb).
The bedroom itself is on the top floor along with the bathroom (which would be shared with Freddie & Sophie) and comes with the following furniture:
- double bed & new mattress, with storage underneath
- bedside table
- large built in wardrobe
- large chest of drawers
- desk and chair.

The monthly rent includes ALL bills, as follows:
- gas
- electric
- water
- council tax
- TV licence
- wifi
- cleaner (once a month).

Myself & my husband, Dan, are private landlords who take great pride in our houses & the service that we give to our tenants.
We are fully accredited via the National Resident Landlords Association (NRLA) and are one of the few landlords recognised as meeting the Leeds Rental Standard.

To rent this room with ourselves we ask for an initial 9 month contract, a small deposit of £150 and a rental guarantor (no exceptions I’m afraid).
