I have a spacious double bedroom with a king-size bed available for a female lodger. The room is comfortably furnished with wooden furniture and is light, airy and a really pleasant space to live in.

The house is shared with myself, my daughter and our cat. My daughter and I are generally busy during the week, so the home is usually peaceful and relaxed. I'm looking for someone who wants a comfortable, clean and respectful house share.

🐱 About the cat

Our cat has his own dedicated room in the basement, which has been set up specifically as a comfortable cat's room/space. He is not allowed upstairs and does not roam around the house, so there is no cat hair around the upstairs living areas or bedroom.

🧺 Facilities

The house has everything you would need for comfortable living, including a utility room with a washing machine and tumble dryer, as well as the usual shared facilities.

🌿 The home & garden

There is a lovely enclosed rear garden with seating, which is a nice place to sit and relax. The front of the property also has plants and pots, giving the house a pleasant feel.

The property is kept very clean and tidy, and cleanliness is important to me. I regularly clean and take pride in keeping the home nice, and I'm looking for someone who does the same.

This would particularly suit someone who is clean, tidy, considerate and respectful of shared spaces. You don't need to be obsessive about cleaning, but basic common sense and consideration are important — cleaning up after yourself, keeping shared facilities tidy and taking pride in the place you live.

If you're someone who leaves shared areas dirty or doesn't clean up after yourself, this probably won't be the right house share for you.

👩 Ideal lodger

I'm ideally looking for a female lodger who is friendly, respectful, clean and considerate.

A vegetarian would be ideal, although I'm open and flexible. We don't eat pork or bacon, so ideally the household would suit someone who is comfortable with this.

Alcohol is fine if consumed responsibly, but smoking would need to be outside.

💷 Rent & move-in terms

No deposit required.

Two months' rent would be required when moving in:

One month's rent covering your first month
One month's rent held as your final month's rent, to be used when you give the required notice

After that, rent is paid monthly as normal.
