Rooms available in LS6 

2 budget rooms are available: small single and big double. For short term from 1 up to 6 months.
Rooms are decent size and quiet in general, with double or king size beds and mattresses, but there is room for improvement, as its an old house lacking good looking and decorations. No noisy neighbours.

Just in a 10-minute walk to Leeds Arts University, 15mins Leeds Uni and 20mins on foot to Beckett Uni. Leeds railway station in 30 mins on foot.
Hyde Park in 8 mins.

The property itself serves very basic needs mostly, from very basic kitchen to bath room, nothing posh or modern.
Gas cooker, washing machine, microwave works fine.
Fully automatic gas central heating boiler was replaced last year, forks fine.
Every room has desk, semi-double bed, wardrobe and extra spare heater. Double room has luxurious working space.
Due to Bills, there is a credit of £80 per month for electricity, gas and water. Anything above that credit needs to be shared between tenants proportionally.
TV + netflix/Disney+ and Broadband Internet is included.
Due to council tax - everyone needs to pay according to their status. Council tax exemption is for students only.

The idea was to live along retro/vintage style kitchen and bathroom, and concentrate on personal and career development. Redecoration of walls is possible.

You are welcome to create your own personal space, redecorate room etc.
If you like gardening, you are welcome to grow your own plants at the patio.
Creative personalities are more than welcome in this property.

Tenants are very calm and friendly, happy to assist if needed.
Currently there are 2-3 tenants: 1 student (19 year old male), 1 post graduate student and me, professional. Most of my time I'm dived into my work. I'm working full time on 50/50 basis (office/home ratio). But I don't mind to socialise on some occasions, go for a pizza or beer, or coffee+pie on the weekends or when mood strikes.
Current tenant has good skills in Indian food preparation.

There are 3 bedrooms in total, 2 are taken, and the last double one remains not occupied yet.

Anyway, I can ensure, I'm not the most selfish person in the Leeds :)) Last 6 months I've been volunteering helping with hosting Ukrainian refugees.

Couples are subject to discussion for extra charge of 130.
Any kind of smoking or vaping is NOT allowed inside the house. There is front and back yard with kitchen for that.
