We have a double room coming available on 30th November in our Victorian townhouse just on the edge of Leeds city centre.

A bit about us: we’re Avril and Vick. We’ve been running and maintaining our properties ourselves for 19 years without using letting agents. Because we handle everything in-house, if anything ever needs fixing, you deal directly with us and it gets sorted quickly.

About the house:
It’s a characterful, peaceful home on a quiet street, shared with 5 other friendly young professionals and postgrads (aged 21–30, mixed male/female, working standard daytime hours). It’s a warm, social house where people respect each other’s space and pull together to keep shared areas clean and tidy.

Unlike a lot of house shares where the lounge gets turned into an extra bedroom, we’ve kept our large living room. It has a big 3-bay window looking out over the city, comfortable sofas, and TV with Virgin catch-up.

What’s included:
• Rent covers ALL bills (Gas, Elec, Water, Council Tax)
• High-speed Virgin Broadband & TV package
• Fully furnished double room (double bed, wardrobe, chest of drawers, bedside table—and we can add a desk if you need one)

The rest of the house:
• Fully equipped kitchen with gas hob, electric oven, 2 fridge/freezers, washing machine, microwave, and a large dining table.
• Two bathrooms (1st floor has a walk-in shower AND a Victorian roll-top bath; 2nd floor has an extra shower room so there’s no morning queue!).
• Front and back gardens with a decked area out back that’s great for sitting out with a drink in the summer.

Getting around:
• 15-20 min walk into Leeds City Centre & train station via walking/cycle paths.
• Frequent buses every 5 minutes to Leeds Centre, Headingley, and Kirkstall.
• On-street parking front and rear, plus easy access to the M621, M62, and M1.
• Post office, pharmacy, parks, and local shops all within walking distance.

We take real pride in keeping the house in great shape (the boiler was replaced recently so heating and hot water are top-notch).
