Double room available in Leeds city centre

One double bedroom available to rent in Leeds city centre. The bedroom is furnished with a double bed, two wardrobes, desk, shelves, drawers, and clothing rail. You will have the main bathroom to yourself as my bedroom has an ensuite, including a bath / shower, but the bathroom is where the boiler and washing machine is located so I will enter to use them.

Spacious apartment with high ceilings and large windows, 2 bedrooms and 2 bathrooms. Apartment is fully furnished, mostly with my own furniture. There is still space for some furniture in bedroom. Shared kitchen and living room, with two couches, coffee table, and dining table. You will have your own small fridge freezer to yourself. There is a decent amount of storage in kitchen.

Parking does not come with the flat but could be arranged with agency only if there are any spaces available and at an additional cost, if not there is a car park right behind the building.

Rent is 450 each month and bills (water, electric, wifi, council tax, insurance) would be around 220 each. Council tax band D. Please factor in a deposit fee which is £445.

I am the main tenant of the apartment as I have lived here for about 5 years and a lot of the furniture and appliances I have bought myself. There is flexibility in tenancy agreements.

Looking for a female professional who works full-time. I cannot accept students or graduates who are unemployed.

Ideally, I'm looking for someone to move in from around 6 months - 1 year+ as it takes a lot of time finding new tenants (but new laws state you don't have to stay for a contracted amount of time so this is just preference. I would require a minimum of one months notice if leaving, ideally two months.

A bit about me:
I’m pretty chill. I work in education so I work in the daytime. I usually go to the gym after work, I do Pilates and yoga. I like to cook and enjoy reading, writing, art, and painting.

I’d like to be friends with my flat mate but also respect each other's space. I have lived with a couple of people from spareroom before and it has always worked out well.

A peaceful environment is really important to me as I do some work from home and think I have curated a really cute girly apartment <3

I prefer to not have too many people round as I like to decompress from work. That being said, I love a night out (though I've not been out in ages) and being city centre based, it's a great location for pre drinks :)

I do like my things to be kept separate due to my dietary needs, so the tenant will need their own cutlery, cups, dishes, pans, etc.

Happy to do video call viewings if you just want a feel for the space and a chance to chat but ideally would like to meet in person before agreeing to move in.

Pros - spacious apartment, stunning windows, has character, have your own bathroom, city centre based, furnished but with enough space to bring own stuff, quite secure building (have to enter 3 doors before getting to the flat), parcels easily delivered, cheap car park behind building.

Cons - can be chilly in winter (recommend curtain thermals and I use window tape and excluders to block out any draft), immersion heater boiler so have to be considerate when using hot water (usually let each other know when we are washing our hair lol), as it's city centre there can be some noise on weekends but as it's a little out the way it's not too bad, like any flat you can hear above neighbours due to old building floorboards, they are friendly so can communicate with them if any issues.
