Large single room

Large room for single occupancy on a working farm and livery yard. The house is not part of the farm and is surrounded by garden areas. Access is down the farm lane and through the farmyard into the parking area in front of the house. There is a bus stop near the end of the lane between Wakefield and Huddersfield. Access to Junctions 38 and 39 M1 is about 5 minutes from either. The house is quiet but there is the occasional cow mooing, horses clip clopping past and owls calling at night. I have 2 dogs so no pets please. The room is on the first floor and is the width of the house, so views over countryside from both directions. There is a small kitchen area with kettle, toaster, microwave, airfryer and mini fridge. It also has a working sink. There are some cooking utensils, and crockery and cutlery are provided. You can use the hob and oven in my kitchen if required. There is also a shared big fridge and freezer downstairs that you will have access to. The room also has an en suite, towels and bathmats can be provided. There is a double bed, large chest of drawers and wardrobe and other drawers for storage. Internet connection is provided, and the dining table can also be used as a desk if required. You can use the washing machine in my kitchen for laundry, and there is a clothes line in the garden for drying. You can also enjoy sitting in the garden in fine weather. I have newly refurbished the room as part of my house refurbishment, so would appreciate someone who will respect my property. I'm quite happy to chat when our paths cross or at other times but I'm not intrusive.
