Hi Everyone.
I'm Chris and I'm looking for a Lodger or two for my spare rooms. Only 1 room is currently shown in the photos but there is another too. LGBTQ+ friendly household. Happy to consider couples.
The ad shows that there are 5 rooms in total, but that's the total number of bedrooms in the property and isn't meant to represent that there will be 5 people living here... I'm only looking for 1 or possibly 2 lodgers, so the maximum number of people will be 3.
I live in Moortown so am really close to Chapel Allerton, Meanwood, & Roundhay, and also local amenities such as the Sainsbury's at Moor Allerton Shopping Centre, a Sainsbury's Local, Pharmacies, Gyms in Meanwood and also David Lloyd, Alwoodley Medical centre, a Post-office, etc. There are also great public transport links to the centre of Leeds. and local surrounding areas.
My spare room is a double room and it has a private ensuite shower room too. The house is really nice and is quite large, with 3 reception rooms, a very large well-equipped kitchen, off-street parking and a garden at the rear. There is a Garage at the rear, but it's more of a garden store than a 'garage that you can keep a car in'.
The house is my home rather than a rental property, so it has been well cared for and is clean etc. and has gas central heating, double glazing, a dishwasher, washing machine, tumble dryer, great broadband, etc. I also have lovely cleaner who visits every couple of weeks. There is a Living Room with a large TV and reclining sofas so is very comfortable for watching movies and bingeing Box-Sets. There is a second Living room that we called 'The Games Room' which again has a large TV, and also an Xbox One, board games, etc.
The spare room has a double bed which has a brand new mattress, a desk and chair, a wardrobe and a few other bits of furniture... happy to get some more bits if needed, or you could bring your own furniture if you prefer. The room is south-facing so you get the sunshine during the day.
There is also a second spare room which isn't shown in the photos. I'm initially looking for one lodger, but if there were a couple of friends who wanted to take a room each, that would be perfect. Happy to discuss.
I am a professional and am employed full-time, working in Portfolio Risk Management in the Engineering & Transport sectors, but work from home quite a bit. I am a non-smoker and I have a large friendly dog. I'm pretty easy-going and young at heart, and like to have fun, so please don't think I'm some old fart just because of my age, as I really am not at all. Having said that, I'm a little past my clubbing days, but can still enjoy myself on a big night out. I have three grown up daughters who all live away at University, with their friends, or with their Mum (we are separated and it's all very amicable), so they may occasionally come to visit/stay as they all still have their own rooms in the house.
I'm looking for someone who is friendly and sociable, and who will be respectful of the house and contents; I try to keep it clean and tidy most of the time, so I'd hope that whoever takes the room will be considerate in this sense and help around the house if necessary. Similar interests would be great but everyone is different so this isn't a major concern for me; I hope to find someone who is fun and likes to have a laugh. Getting along well is very important but I'm not anticipating that we'll be spending all our free time together. With that said, I'm more than happy to share meals, watch movies, play games, go to the pub together etc. As I said, I'm easy-going, so if drama is your 'thing', please swipe left.
Working from home would be fine as I do that approx. 3 days each week; I usually work in the kitchen (close to the coffee machine) on my laptop but one of the downstairs reception rooms is set up as an office, with desks etc. It's a pretty quiet house in a quiet area, The Broadband/WiFi is used to having 3 teenagers streaming movies etc with no problems, so I don't think there'll be any problems with working and/or studying from home.
The Kitchen is wonderful and is a really really good size with plenty of storage, a Dining Table and a separate Utility Room containing the Washing Machine & Tumble Dryer. Underfloor Heating makes it very cosy in the mornings. It's pretty well equipped and there is an Oven, Combi-Microwave, 4-slice Toaster, Induction Hob, Extractor Fan, American Style Fridge/Freezer, and also a Disco Ball/Light & Smoke Machine for birthday parties etc.
The back of the house opens onto a patio area and a tiered garden with a couple of trees and a small decked area, and another sun-trap patio at the top. It's lovely in the Summer and perfect for having a big fire bowl going when we have friends over for BBQs etc. As mentioned, there is a Storage 'garage' and there is also a shed. I'm not a hugely keen gardener but I like to keep the garden tidy if I can.
My intention is that all bills would be included in the monthly rent (gas, electricity, council tax, broadband, water, cleaner, TV Licence) so everything will be covered and there won't be any other bills to pay. Other bits such as kitchen rolls, loo rolls, and dishwasher tablets, and all that usual 'stuff' is all provided.

NOTE: I fully appreciate that some people may be concerned about a 52 year old bloke looking for female lodgers, so I want to be upfront about this. I am looking for a female Lodger for the house as I have 3 daughters who don't currently live in the house but still have their own rooms in the house, and they will be visiting from time to time. They have asked that I restrict the search to females only as they would feel uncomfortable in the house if the lodger was a male that they did not know. On top of that, as a dad of daughters, I've lived in the house with 'women' for the past 20+ odd years, so am not used to living with males. I fully appreciate that some people may be concerned, so all I can say is that I'm happy to discuss/reassure/show people around the house etc. :)
