The ground floor is open plan furnished with solid wood flooring. Bi-folding doors divide the lounge from the rest of the space which includes a bespoke kitchen, dining area and small conservatory. Combined, this offers a unique place for cooking, eating and relaxing.

The house is located in a friendly residential area with the cafes, bars, library and shops of Oakwood less than a 10 minute walk away. The house is adjacent to Roundhay Park, offering woodland and lakeside walks, two cafes and green open space. For those keen to be active during their spare time, there are great walking, cycling and running opportunities from the front door. 

Kitchen includes a washing machine, integrated dishwasher, small fridge with ice box, gas hob, grill and fan assisted oven. Gas central heating throughout the house, key lock on each bedroom door.

We are looking for a professional person, who is friendly but likes to have their own space, is respectful and is happy to observe a general little noise policy between 10.30/11pm and 7am.
