I have two lovely rooms available in my modern and contemporary home, situated in a quiet and welcoming residential area of Clayhall. The house is spacious, comfortable and well maintained, with a beautiful 100ft garden, plenty of parking and a private driveway. It is a friendly home with an active and vibrant atmosphere, and there is currently only one other lodger living here.

I am preferably looking for professional females who are clean, respectful, considerate and easy-going. Ideally, I would like someone who works outside the home, as I work from home myself. I am looking for someone who will enjoy living in a friendly and welcoming environment and treat the property as their own home.

The first room is a spacious double bedroom overlooking the beautiful garden and is available for £850 per month (including bills) for one person. The room has a brand-new bed with a brand-new mattress, fitted wardrobes and drawers, a dressing table, a large mirror, a shoe cupboard and plenty of storage space. It has wooden flooring with a rug, and the bathroom is conveniently located next door. Couples are also welcome to enquire, with the rent being £1,000 per month for two people.

The second room is a comfortable single bedroom for one person (£700 per month, including bills). It has a fitted wardrobe and drawers, a desk, mirror and useful storage underneath the bed. The window faces the front of the house, and there is an airing cupboard just outside the room, along with additional space for shoes and spare personal items.

The shared areas include a modern kitchen, bathroom and living room, which you are very welcome to use. The house has central heating throughout and there is plenty of parking available on the driveway. The large 100ft garden is a lovely feature of the property, and we spend a lot of time enjoying it, particularly during the warmer months.

The location is also very convenient for local amenities and public transport. The nearest bus stop and convenience store is around a 3-minute walk from the house. Fairlop Underground Station (central line) is around 20-minute walk or 4 minutes by car. The local high street is also close by, around 10 minutes on foot or just 2 minutes by car.

We also have very friendly dogs, so it is important that anyone staying here genuinely likes animals and is comfortable living with dogs. The dogs are a much-loved part of our home, although we do have clear house rules regarding where they are allowed within the property.

The property also has CCTV covering the front and rear exterior areas, providing additional security and peace of mind.

Overall, this is a very relaxed, friendly and vibrant home. I am looking for someone who will fit well into the household, respect the home and enjoy living in a comfortable modern property with a beautiful garden, excellent local amenities and friendly dogs.
