Hi! I'm looking for a lovely new person to join me in my 2 person, 2 bathroom flat in Stockwell/Brixton. My current flatmate is sadly moving away with work in a few months, so the search has now officially begun for a replacement! I've been here 3 years now, and love it - so hoping to find someone who wants to make the place a home and hang out a bit - while also of course respecting one another's space.

Ideally timings wise, someone who can move in around mid-November would be ideal, but happy to discuss options and timings. Read on if that sounds like it might suit you!

ABOUT THE FLAT:
As mentioned, a huge pro is it's a 2 bed 2 bathroom, with a big living room, away from the main street, but super central and convenient location!

- Your Bedroom: The room itself has a double bed, a wardrobe, and some other minor furniture, but there's definitely space to add a few more bits and to make it your own. The landlord is generally pretty chill about moving things in/out of storage as needed. Previous flatmates have added a desk in to wfh sometimes too.

- Living Space: We have a spacious shared living room and kitchen that already has all your essentials, but with room to add a few other bits you might want to bring. I've added a few bits to the living room over my time here, like a big tv, sofa, dining table, microwave, keyboard piano, and a slightly excessive amount of glassware. Plus a good stock of alcohol and mixers for when guests are over!

- Bathroom: You have your own bathroom! Technically this is the guest bathroom so its not an en-suite, but that's just semantics really. It's super nice to never have to deal with waiting for the shower in the morning and means we should never really get in each other's way when getting ready etc. The bathroom is a pretty solid size, so definitely the potential to add some extra storage in there.

- Noise Levels: We also have very good sound proofing throughout the flat. Our living room doesn't have anyone underneath or living on the other side of the main shared wall, so noise or annoying neighbours has never been an issue for the years I've lived here. We also don't face onto the main road, so tends to be pretty quiet in the night too, even with the windows open.

- General Vibes: The flat gets good natural light throughout the year but also stays cool in the summer. The landlord has also recently installed a new washer-dryer and given us a dehumidifier which are great. Hoping he'll soon be upgrading our dishwasher too as well!

YOUR NEW FLATMATE (ME!):
- A bit about me... I work in the City, swim a few times a week with a club, enjoy an occasional night out, and can just about keep a plant alive. I'm LGBTQ+ and do a few bits of volunteering in the DEI space in my spare time too, which takes up an evening or two a week as well.

- I'm in the office a few days a week. When I'm working from home, I have a proper desk setup in my room, so shouldn't be an issue if we'd both be wfh sometimes.

- I'm often out in the evenings either swimming, seeing friends, or just doing general corporate gay things, especially in the week (feel free to judge). But also love a night in where we can have people over for a games night, a film, or a Traitors watch party. It's not a party household by any means, but I do like it being a relatively social one!

- I'm also a big fan of trying out new cocktails (or mocktails!) so if you're willing to be a guinea pig for these, that's an extra plus.

- I also love to travel to weird places (this year including Kosovo, Andorra, & China), and doing fun activities in and around London. Would also love to have a gym buddy!

- The one other thing worth mentioning is I am (sadly) a recently diagnosed celiac, so a clean kitchen is important. Obviously, you can cook as much and as often as you want, I just may have a couple small requests to avoid me getting poisoned.

- Other than that, I'm pretty easy-going - if there's anything you want to know, feel free to ask!

THE RENT & BILLS:
- The rent is £1075 per month for the room. The landlord has kept the price pretty flat the past few years, and hasn't given any indication he intends to raise it. Compared to market, I think we still get a pretty good deal for the location and size.

- All the bills come to around £150 per person per month. That includes Internet, Water, Energy, and Council Tax. Not expecting any major increases for this coming year.

THE LOCATION:
- We're perfectly placed in between Brixton and Stockwell. Brixton has all your sensory overload requirements, as well as the lovely Brixton Village, a stunning M&S, some cute bars and restaurants, and a few gyms to pick from if that's your thing. Stockwell has... well nothing really, but its nice and convenient for the tube/buses.

THE IDEAL NEW PERSON (YOU!):
- All the standard stuff here really - someone that will integrate into the house, make it feel like a home, be up for a chat, a laugh, a drink, and maybe even the odd night out.

- If you could be cool with the girlies and the gays that would be awesome. LGBTQ+ would be a plus, but anyone with some ally credentials is super welcome.

- Extra points if you have a unique skill or hobby that will give the flat an aura of sophistication or intrigue. I'm working on my piano skills, but it remains very much an uphill struggle.

Ultimately I'm looking for someone who might be a good match to live with and maybe even become friends with - so ideally a message with just a little more than "hi when are you doing viewings" if possible!

On that point though, I'll probably aim to start doing viewings relatively soon, but I also get it takes a moment for the early bird thing to wear off, so will ensure to give it a week or two !
