I am a live-in landlord, looking for a lodger for my second bedroom.

Me: 35year old woman working in social care. I love theatre, film, television, art, travel, reading and all the normal stuff. I am friendly and chatty, and would like to live with someone I get on with. But of course, fully recognise that we will have our own lives and interests and need our own space sometimes. I am tidy and considerate, but not obsessive☺️
I hybrid work. So sometimes at home, sometimes out. No set schedule, just depends on my caseload at the time.
I'm a new Zealander, but have lived in London for 12 years. Have got on well with all my previous lodgers and I'm sure they'd be happy to provide a reference 😝

The Property:
Decent sized kitchen, decent sized double bedroom with a built in wardrobe. Fully furnished. The shared living space has a dining table if you need to work from home.
Off street parking available if you need it.
Bathroom is shared.

The location:
The property is right in the thick of it. 1 minute walk to Northcote Road and all the shops, pubs, restaurants there. 5 minute walk to Clapham Junction. 10 minute bus to Clapham Common.
Honestly, the location couldn't be better.
Property is recently done up with new paint, new floors and carpets.

Rent is £1200 pcm, all bills included.
At the moment I would like to keep the contract to up to 6 months as I need the room free in April. Happy to take on shorter contracts if you prefer, and will consider monday-friday if that is what you are looking for.

In terms of smoking cigarettes, I don't mind it outside the front but never inside. Vaping inside is fine.
