HI, i HAVE A ROOM COING AVAILABLE. The room is officially available from 22 October when the current flat mate's contract ends, but she is moving in with friends and is ready to move now so the room can be available sooner for the right person. Please see details of Room 1 below which is the room becoming available.

Victorian house with garden and shared double-reception room lounge and separate kitchen, in Clapham North, 3 minutes walking distance to the buzz and amenities of Clapham High Street (and also Brixton)! You have the Old Post Office Bakery round the corner and the Landor pub a short walk away should you like a drink or pub dinner out close to home.

I am offering three double bedrooms (all ensuite) in a house share in Clapham. The house is very close to Clapham North tube station, which is 3 to 5 minutes walk away.

Room 1 will become available on 1 April 2024. Details as follows:

Room 1: AVAILABLE £1200per month

Private Ensuite attached to room,
Illuminated demisting bathroom cabinet with shaver socket.
Bathroom ceiling speaker
Separate walk-in shower as well with over-head rain shower, handset shower
Low level motion sensor light in the ensuite (so you don't need to turn full lights on in bathroom when peeing in the night!)

Rent for all rooms includes free broadband, council tax, water, tv licence. and gas. I only ask that you share the electricity bill between 4.

Excellent zone 2 location .

The house has a fully equipped kitchen with washer dryer, hob, oven, microwave and dishwasher. There is also a lovely patio garden which is perfect in the summer for sharing a glass of wine with your flatmates.

There is a shared full size lounge where you can watch Netflix / TV / etc. with Virgin Media catch up facilities, etc.

Small Kitchenette area (with sink, microwave and compact fridge), for your convenience / use (you are of course free to use the main kitchen in the house at all times).

Room 3 £1200per month

Bluetooth waterproof ceiling speaker for your personal use only
Illuminated demister cabinet (nothing more annoying than a mirror steaming up when trying to shave!!)

This bedroom is the master bedroom / largest bedroom in the house.

Room 2: AVAILABLE £1300per month
This is a self-contained studio room (hence the higher asking price) but still within shared house and with shared use of communal areas. Features are as follows:

Private Ensuite Bathroom attached to room, with separate, standalone bath tub for your use only with freestanding tap
Large mirror above bath with integrated demister pad and cabinet with same
Illuminated demisting bathroom cabinet with shaver socket.

There is one flat mate in the house already who has taken the fourth bedroom in the house (also an ensuite) who was a tenant of mine before. He is 33 (gay) and works for H&M and is very pleasant.

I can be flexible with moving in dates but planning to do viewings this weekend from 9 May onwards.
