Spacious room with en suite in a lovely area :)

Looking for someone to move into a spacious double room in a great flat located between Clapham South, Balham and Wandsworth Common.

The room & flat:

The bedroom is a large, bright room with a big window and plenty of space to make it your own. The bedroom itself comes unfurnished, while the rest of the flat is fully furnished.

The flat is spacious and has pretty much everything you’d need. There’s a large open-plan living room/kitchen which is a great shared space, as well as two bathrooms – one larger bathroom with a bath and a second with a shower.

One of the biggest bonuses is that we also have a third bedroom which is used entirely as a home office. There’s space for two desks (mine is already set up), so if you work from home you’ll have a proper separate workspace rather than having to work from your bedroom or the living room.

Location:

The flat is really well located between Clapham South, Balham and Wandsworth Common, so there are plenty of options for getting around London. Clapham South and Balham tube stations are both within walking distance, as are Wandsworth Common and Clapham Junction train stations.

Clapham Common and Wandsworth Common are also both nearby, which is great for running, walking or just getting outside. Balham and Clapham are within easy reach for pubs, restaurants, gyms, cafés etc.

About me / who I’m looking for:

I’m a professional working in finance with a previous military background. I’m in the office pretty much every day, so I don’t tend to WFH, although I’m completely happy for whoever moves in to work from home – particularly as we have the dedicated office.

I’m pretty social and enjoy going out and spending time with friends, and I’m also into fitness. Ideally I’m looking for someone with a similar sort of balance – sociable and happy to have a chat, grab a drink or hang out occasionally, while also having our own lives and space.

The main thing for me is finding someone who’s clean, tidy and respectful of the flat. That’s definitely a must. I’m also not looking for a party flat – having friends over or a few drinks is obviously completely fine, but if you’re looking for somewhere that’s regularly hosting parties, this probably isn’t the right fit.

Rent & move-in:

The current expected rent is £1,500 pcm including bills, with a move-in date of approximately 25 October.

The tenancy is due for renewal before the new tenant moves in, so the final rent is subject to confirmation with the letting agent. There may be a small increase when the contract renews (for context, the increase last year was around £100), and I’ll obviously be transparent about the final amount before anything is agreed.
