Ground-floor studio on quiet Hackney mews – shared house access for one person only
The space is the ground floor of my house, arranged as a large studio room with en suite bathroom. It is commonly used as an Airbnb but is also available for longer stays. The studio is part of the main house rather than a separate flat.
The house is on a very quiet residential mews in central Hackney, noticeably calmer than most London rentals, while still close to parks, cafés, shops and transport. There is outdoor seating available on the mews.
The studio contains a double bed, seating area, large chest of drawers and a built-in wardrobe. The bathroom is spacious and includes a full-size bath with handheld and rain shower.
The studio itself is large enough for two people on a short-term or holiday basis. However, shared use of the main house upstairs is only available when the studio is occupied by one person. This arrangement would suit someone who is comfortable sharing space in a considerate, low-key way — friendly, tidy and independent.
The space is best suited for one person looking for a temporary base in London — for example while relocating, between house moves, or starting a new job — who values a calm, grown-up home environment.
Important things to note:
This advert is for one person only when shared use of the main house is included.
This is not a self-contained flat. The studio is part of the main house, separated by an internal door.
Shared use of the upstairs kitchen and living room is by agreement and intended for everyday use rather than entertaining or hosting others.
The washing machine is located in the studio bathroom and will be shared on a limited basis, as it is also used by us upstairs. Notice would always be given before access.
As the accommodation is within our home, the arrangement would be as a licensee (lodger) rather than a tenant of a separate property.
The studio has a kitchenette with microwave, kettle, small fridge and basic crockery. There is no sink in the kitchenette. A single-burner hob is available. Washing up is done in the bathroom sink.
Part of the built-in wardrobe is locked for storage. Occasional access may be required, with notice given.
