The space is the ground floor of my house, arranged as a large studio room with en-suite bathroom. It is commonly used as an Airbnb and functions as a self-contained living space, although it is not a completely separate flat.
The studio is set on a very quiet residential mews, noticeably calmer than most London rentals, while still being close to parks, cafés, shops and transport. There is outdoor seating available on the mews.
Inside, the studio contains a double bed, two sofas (one of which can convert into a double bed if needed), a large chest of drawers and a built-in wardrobe. The bathroom is spacious and includes a full-size bath with both handheld and rain shower.
The space suits people who need a temporary base in London — for example while relocating, between house moves, or starting a new job — and who are looking for a calm, practical place to live rather than a social or entertaining space.
Important things to note
This is not a separate apartment. The ground floor is part of the main house, with a closed internal door separating it from the rest of the property.
The washing machine is located in the studio bathroom and will be shared on a limited basis, as it is also used by us upstairs. We would always give notice before accessing the space for this.
As the accommodation is within our home, the arrangement would be as a licensee (lodger) rather than a tenant of a separate property.
The kitchen facilities are limited. There is a kitchenette within the studio with a microwave, kettle, small fridge and basic crockery. There is no sink in the kitchenette. A single-burner hob is available. Washing up is done in the bathroom sink (mains drinking water).
One sofa converts into a double bed, but the studio is best suited to one or two people. It is not suitable for groups.
The built-in wardrobe is very large, but part of it is locked for storage. We may need occasional access to this storage and would give notice in advance.
