About the flat
The flat is on the first floor of a converted house. There is a heavy gate on the property exterior that’s a little difficult to open, an outer door to the building with a single step into the front porch, and then another door to enter the flat. Both exterior and interior door are opened via a key. There is an intercom buzzer but it can’t unlock the front door, so requires going downstairs to answer the door.

There are 17 steps up to the flat from the ground floor. The stairs turn 1 step from the top, with the available bedroom, bathroom and separate toilet each up a further step from a small landing. The available bedroom, bathroom and toilet are all situated next to each other, with a small step down onto the landing and then up again to move between them.

There’s a no candle/incense clause in the tenancy agreement, but the flat is not scent-free, and there’s no smoking indoors, but what you smoke on the street is entirely up to you (there’s no balcony and only a small front yard that’s right in front of downstairs’s windows).

About the location
The property is in the Bushwood area and right next to the very southern tip of Epping Forest, so there’s a long stretch of nature you can get lost in. We also have a big Tesco, an Aldi, M&S Food and Iceland all within 5 minutes of the flat. Public transport connections include the Central line from Leytonstone station and London Overground Suffragette line from Leytonstone High Road (both 10-15 minutes walk away).

About the flatmate
You’ll be living with Aryn, who is queer, non-binary (they/them) and AuDHD, so a calm environment and understanding of neurodiversity is a must. They enjoy gaming, play in weekly Dungeons & Dragons and Pathfinder games (a special interest), and like to get out cycling when they can. Other interests include anime, sci-fi/fantasy and painting mini figures. They’re currently learning Japanese and are planning a solo trip to Japan later next year.

Aryn is currently vegan, but due to multiple allergies/intolerances and ongoing health issues, that may change to “mostly meat free” in the future. They currently work 9-5, Monday to Friday, and work from home 3 days a week.

The best match will be someone at least a little nerdy – we currently get together to watch Only Connect and Traitors together every week, so finding a little bit of common ground will help all the other pieces fall into place. Aryn is allergic to a number of different pets (including cats), and while they would love to live with a dog the flat isn’t the most spacious for one.
