Looking for someone to share my lovely garden flat in a. converted Victorian terraced house in a very beautiful and quiet leafy street of Leytonstone
The flat has recently been renovated with beautiful insulated wooden floors in all the rooms and an underfloor heating in the bathroom. It has all the mods cons with gaz and central heating and a large basement.
The bedroom is a very good Medium-Size room with a double bed with new mattress, a built-in wardrobe with plenty of storage and a desk. As you can see in the photos, there is a lovely large living room to share, a well-equipped kitchen, a bathroom and a garden front and back. The pictures on the website do not do justice at all to the prettiness of the flat.
The flat is located conveniently, being :
- 7 mns walk to Leytonstone station(Central line)
-7 mns to Leyton Midland station (Sufragette line)
- 5mn by tube to Westfield Stratford Shopping centre and Elizabeth Line, DLR, Jubilee Line, Midway line and National Rail
- 26mns to the West End on the Central line
- 20mns walk to Epping Forest and 35 mns walk to Maryland station and Stratford.
- Good bus links - to Hackney, Stratford, Wanstead and South Woodford.
There is an off street-parking if you apply for a resident permit.
There are a lots of local shops , a big Tesco, a big M&S and a big Aldi.
The rent include : water, council tax and broadband.
The bills to split are Gas and Electricity 50/50:
(Example costs: - In July the electricity was £35 and gas £16 in total - so just over £25 each. In winter, I think the highest combined bill we had last year was £140 (so just over £70 each)
A fortnightly professional cleaner the communal areas to be split. 50/50
You will be sharing with a a professional lady. I’m friendly, sociable and considerate but this isn’t a party flat and it is a very quiet in the week days-evenings.
I’m looking for someone who is friendly, sociable and considerate to share my lovely home who has their own life but may like to share a glass of wine, a cup of coffee or the occasional meals so we are not completely strangers. You will be sharing with the Landlady therefore respect and thoughtfulness are 2 qualities I’m looking for.
I’m a very clean and tidy but not over the top.
My preference will be for someone who do not work from Home and preferably a female.
I work a regular shift pattern giving housemate a lot of evenings/weekends alone in the home to enjoy their own space and in Winter I will be away for quite some time.
My current lodger has lived me for the past 2years and a half and is moving in with her boyfriend.
The room is available from the 5th of this month onwards.
I will require the following prior to moving in:
1) A genuine reference from your previous landlord and from your current employer, a photocopy of your passport
2) If you are outside the UK a letter stating your ability to remain in the UK.
3) A deposit of one month.
4) A Rent paid monthly in advance
