The room is 4.47m x 4.22m (14'8" x 13'10"), about 19 m², overlooking the sunny, south-facing rear garden through full-length triple-glazed windows. King-size bed with under-bed storage, built-in wardrobes, desk and chair, bedside tables and lamps, and a private en-suite shower room.

The house includes shared use of a large kitchen-diner (induction hob, dishwasher, wine fridge) and living rooms with smart TVs, Netflix and Amazon Prime. Underfloor heating downstairs, washing machine and dryer, 1 Gb broadband, rear garden, off-street parking and secure bike storage.

I'm the owner, a university academic and the only other adult; my school-aged son lives with me half the time. No other lodgers. I work from home two or three days a week and enjoy time with my son, cycling, theatre, music and cooking. I'm friendly and happy to chat over dinner, but will respect your privacy. We're vegetarian; meat-eaters are very welcome.

The 51 bus stop is 5 minutes' walk away, with Woolwich (Elizabeth line, DLR and National Rail) about 15 minutes by bus and Welling station about 10. Plumstead station is about a 25-minute walk.

Included in £950 per month: council tax (band E), gas, electricity, water, broadband and cleaning of the shared areas. No extra bills.

Terms: single occupancy; minimum stay 6 months, ideally 12 or more; working from home welcome; no overnight guests by prior agreement; no pets, smoking or vaping. This is a lodger licence in the owner's home. Visiting academics on fellowships of 3 months or more are welcome to enquire; a slightly higher rent applies for stays under 6 months.
