Hi there! My name's Patricia, I’m 29, and I’m looking for someone to take over my studio in Queen’s Park

It’s a small but super cosy studio in a great location, ideal for one person looking for their own private space.

It includes:

• Your own kitchenette
• Small private bathroom
• Lots of storage, including large built-in cabinets and open shelving/drawer storage
• Built-in bed with mattress
• Table + two chairs

Apart from the above, the studio comes unfurnished, so you can easily make it your own.

There’s also a shared laundry room in the building with two modern washer-dryers.

The studio is in good condition and everything feels quite new and modern.

💷 RENT & BILLS

Rent: £1,370 per month
Deposit / booking down payment: £400

All bills are included apart from electricity, which runs via a prepaid smart meter. For reference, I’ve personally never spent more than around £10–£15 per month on electricity.

📍 LOCATION – QUEEN’S PARK

The location is honestly great – Queen’s Park station is only about a 5-minute walk away and there are loads of lovely cafés and restaurants nearby. There’s also a farmers’ market every Sunday, and Notting Hill is only around a 20-minute walk away.

📋 A FEW PRACTICAL BITS

• The new agreement will be for 8–10 months, with the option to renew two months before it ends
• There is a referencing process: You’ll need to earn at least £41,100 per year and you’ll also need to meet the Right to Rent requirements
