Lower Clapton Road Room Available

A room in our well located Lower Clapton flat is available!

10mins walk to Hackney Central, Hackney Downs, Homerton and Clapton.
Near the 253,254, 38, 106, 55, 56, 425 bus lines. Loads of shops and supermarkets nearby with and aldi being built across the road too

You’ll be living with two working professionals, Tallha and Gabriel, and we’re looking for a third flatmate to complete our home.

The Room:
This is the third bedroom in the flat, but still a good size, and is bigger than it looks in the pictures (fits a double bed, furniture, and desk reslly easily). The room you’ll get is the empty one in the photos - there is some furnishing.. a bed, desk already in there but these can be removed. (We're also very happy for the new person to make the room their own, because we appreciate it looks a bit sad currently)

The Flat Includes:
• Large kitchen
• Shared living room
• Shared bathroom
• Fridge/freezer
• Dishwasher
• Washing machine & dryer

We’re on the fourth floor of an older building with no lift, so keep that in mind.
The flat also has fairly thin walls, so being mindful about noise, doors, and early morning late-night sound is really important to us.

We’re open to people from any background, the main thing is that we get along and the house feels comfortable for everyone. Gabriel and I often cook together and hang out!

You’ll be able to chat with us on the phone and view the flat in person (virtual tours are fine too).

Tenancy Details:
The room is a sublet directly from us, so:
• Bills are included (this covers shared household bits like toilet paper, washing liquid, dishwasher tablets, the cleaner etc.)
• We'll have a regular cleaner, but everyone still needs to clean up after themselves

The contract:
• We’re open to flexible or short-term arrangements but ideally starting with 3 months, then can extend — as long as there’s good notice both ways!

Costs
Rent: £1000 (this includes the bills and cleaner!)
