Description
I'm moving out of our 3-bed flat in Lower Clapton as I'm going travelling for a few months and haven't decided yet whether I'll move back to London afterwards. My two flatmates (and friends) are staying, so we're looking for someone to take over my room and join them in the flat!
Rent & tenancy
- Rent is £1,000 pcm, with bills averaging around £100–120 per month (including electricity, gas, water, WiFi etc.). Bills tend to be cheaper in summer and a bit more expensive in winter due to heating, but generally balance out over the year.
- This would be an official tenancy takeover rather than a sublet. The landlord is fully on board, and we'll either do a tenancy swap or have a new contract drawn up, so you'd officially be replacing me on the lease.
A bit about the flat:
- It's a basement flat, but gets a lot of natural light so doesn't really feel like one!
- We're on a really nice residential street just off the main road, with lots of families around. It feels very safe and doesn't get much through traffic, despite being so close to everything.
- We've got a nice spacious living room where we all tend to spend a lot of time.
- The bedroom is a good-sized double on the garden side of the flat, with a view onto the garden. There's also definitely enough space for a desk if you WFH.
- We've also got a pretty decent-sized garden with outdoor furniture, which is great in summer for sitting outside or having a BBQ. We've even managed to successfully grow some strawberries (but also successfully killed quite a few other plants).
The location:
Honestly one of my favourite things about living here is the location! It's a really great location in East London as you've got lots of greenery nearby, but equally loads of nice cafés, restaurants, pubs and things to do.
- Hackney Downs Park is literally down the road, and the canal and Hackney Marshes are both around a 20-minute walk away.
- Lower Clapton Road is just around the corner and has loads of nice cafés, restaurants, charity shops etc.
- Hackney Central is about a 20-minute walk away, and Dalston and London Fields are also both less than 30-minute walks away.
- There are three Overground stations within a 15-minute walk (Clapton, Hackney Downs and Rectory Road), with Clapton being only around 8 minutes away. There are also loads of buses just down the road.
- Two really nice cinemas, the Castle Cinema in Homerton and Hackney Picturehouse, are both less than a 25-minute walk away.
- There's a small Tesco about a 4-minute walk away and a bigger one around a 15-minute walk away. They're also currently building a Lidl less than a 10-minute walk away, so hopefully that'll open soon!
The flatmates:
We're currently three girls who have been friends since uni, so the flat has always felt like a proper home rather than just somewhere we happen to live.
The two girls staying are both 27, work full-time (one works in a hospital and the other in an office) and are generally out at work 4–5 days a week.
We all really enjoy spending time together, whether that's catching up after work, watching far too many TV shows and films, going to the pub or the occasional night out. But equally, everyone has their own friends and things going on outside the flat, so there's a good balance.
As we've all been friends for quite a while, we'd ideally like to find someone who wants to be friends and not just flatmates, and who'll help keep the flat a clean, comfortable space that everyone feels at home in.
If this sounds like something you'd be interested in, just drop me a message with a little bit about yourself and we can arrange a viewing! :)
