We have a lovely modern double bedroom available from 2 November in our well-maintained five-bedroom flat in Camberwell/Peckham, right next to Burgess Park.

The flat is spacious, comfortable and well presented, offering a welcoming home in a fantastic South London location.

The kitchen is fully equipped with everything you need, including a microwave, two fridge/freezers, toaster, kettle, washing machine and plenty of storage space.

There are also two modern bathrooms, both with toilets and excellent high-pressure showers – particularly convenient in a shared flat.

Everything is kept clean and tidy, with a professional cleaner visiting once a week to clean all the communal areas.

Location:

The flat is in a very convenient location between Camberwell, Peckham and Burgess Park, giving you easy access to all three areas and their transport links and local amenities.

One of the biggest advantages of this property is its proximity to Burgess Park, one of South London's largest and most attractive green spaces.

The park offers plenty of opportunities for walking, running, cycling, exercising or simply relaxing outdoors. Having such a wonderful green space practically on your doorstep is a real bonus when living in London.

The flat also benefits from excellent bus connections, with several routes nearby providing convenient access towards Elephant & Castle, London Bridge, Waterloo and Central London.

Elephant & Castle is only a short bus journey away, providing access to the Northern and Bakerloo lines, as well as National Rail services.

The location also gives you easy access to Peckham and Camberwell, both known for their fantastic selection of restaurants, cafés, independent shops, pubs and local amenities.

The Room & Flatmates:

The double bedroom is modern, comfortable and fully furnished, with everything shown in the photographs, including a double bed, spacious wardrobe, chest of drawers, study desk and other bedroom furniture.
This is a five-bedroom flat, so you would be sharing with four other flatmates.

The current flatmates are four males aged 24, 24, 29 and 45. Two are working professionals, and two master's students.

The flat would ideally suit a non-smoking professional or mature student looking for a clean, comfortable and well-maintained home with excellent access to Central London.
Please note that the room is for single occupancy only.

Unfortunately, we cannot accept couples.

Rent & Bills:

The rent is £225 per week (£975 per calendar month) and includes:
• Gas
• Electricity
• Water
• Council Tax
• Wireless broadband
• Weekly professional cleaning of the communal areas

There are no additional household bills to pay.

The total deposit is equivalent to four weeks' rent (£900) and will be protected through the government-backed Deposit Protection Service (DPS).

To reserve the room, you would initially pay £225, equivalent to one week's rent. One day before you move in, you would then pay:

• £675 – the remaining three weeks of the deposit
• £975 – your first month's rent in advance

Length of Stay:

The minimum stay is one month, and we require four weeks' notice when you decide to leave.

Your deposit will be held in the government-backed Deposit Protection Service (DPS).
