Description

We are looking for a friendly professional to fill the 4th room in our Stoke Newington house share. We are open to male or female, ideally between 30-45, and we are LGBT friendly. Sorry, no students or couples.

Current household is made up of 1 male, 2 females and a cat! James is an architect, 34, Yvette works in fashion for Liberty Homewares, 42, and myself -Lucy- a florist, 33. We have lived together for 3 years now, previously in Clapton before moving to Stoke Newington in March this year.

Our house is clean and bright with a beautiful back garden that gets the sun first thing in the morning until around 4pm at the moment. It's a real luxury and we all enjoy spending time out there and have the occasional BBQ too! We also have a large kitchen and separate living room which we all use in the evening to catch up and watch some crappy tv.

We are looking for someone who can enjoy the house with us, chat on the sofa and be respectful, this is not a party house. You must also be happy to share your space with Henderson the cat! Sorry, no students or couples.

The room is a large double on the top floor with a cosy vibe on the back of the house, overlooking the garden. The room comes unfurnished but there is currently a bed and draws that could stay if needed. The rent is £975 per month plus bills, around £120 each. This covers gas, elec, water, internet, fortnightly cleaner and shared supplies like loo roll!

The local area is quite family heavy but the area is bursting with great pubs, cafes, shops and Clissold park is just round the corner! The house is approx. 10 mins from either Stoke Newington or Rectory Road Overground stations and loads of buses run down to Dalston or up towards Seven Sisters for the Victoria line into town.

The room is available from Friday August 2nd. Usual rent day is the 28th of each month so the first month will be slightly reduced at £850 plus £120 bills. All months following to be £975 plus £120 bills.
Deposit £1,125.
Agency fee of £75 +VAT.
Looking for someone to sign onto the existing contract until march 2025 with the hope of extending! FYI The agency will provide the successful applicant with forms for reference checks and will also need a copy of your passport.
