I am excited to offer a large double room in my newly renovated property in the heart of Stoke Newington.

Please read carefully:

Firstly you must like cats because Otto, my rather large (in personality and size) basically owns the house. Although he's jokes, his favourite room in the house is the one I'm advertising and so would advise if you're allergic to not respond! Normally this size of this room is priced at 1.2K but I travel a lot, sometimes for a month at a time and so I need a hand with feeding and providing cuddles to Otto when you are in the house, hence knocking off £150

Secondly, this is a very LGBTQi+ and POC friendly household and so although I ticked women, this includes non-binary indi and gay men!

The room up for rent is very large (5m x 4m) with a large double bed, a wardrobe, large cabinet and underbed storage. Desk will be put in shortly. Comes fully furnished. Therefore I would advise not bringing furniture unless it's small.

There is a newly renov shared bathroom with a shower/bath.

All the areas are accessible, kitchen, living room & garden. There is all the amenities including kettle, cutlery, plates, cooking pans, but feel free to bring own. Ind. food cupboards. Purple sofa isn't here anymore :(

There is a few things to tidy up in the house after the renovations - still a bit of a work in progress, but nearly there.

I am a documentary filmmaker and my work is super mentally challenging, so keeping it positive and chilled is important. My housemate is a primary school teacher.

I am looking for someone; responsible and clean, as it’s a beautiful house and I take pride in looking after it as a live in landlady. I am not like other landlords in London, everything is fixed straight away and I try to keep it as fair & transparent as possible. Whilst I welcome dinner parties and friends over, we are not a party house. Most importantly though, I am looking for someone who is quite chilled, kind and warm. I love meeting new people especially since my work centres around that, but equally respect peoples space as I've been living with people happily for 10 years now in London.

It’s quite far from a tube station, Dalston Kingston, Junction, Stoke Newington overground: 16-20 mins walk, but well connected by bus : 30 mins into Shoreditch and only 35 mins cycle into central.

Money:
Rent is £1,050
Deposit: £1,100 - this covers if you stain the carpet, damage the walls and I have to get it repainted or carpet deep cleaned - but there's been no issues yet with this. To be sent in advance.

Energy: can be up to £200 in winter - but lets see - hopefully labor sorts this out.
Council tax: £217
Internet: £45
Tv License: £15-26
Cleaner every week: £75 x 4 = £300

SPLIT THREE WAYS: £262 (Bills are unpredictable atm, this is the highest end in the winter - lets hope this gov sorts this out) I will send bills at the end of every month.

There will be a very simple contract that I want signed before moving in.

It's a month rolling basis, with month warning from each party.
