Description

🌟Bright Double Room with own Ensuite Bathroom – 8mins to 10mins from Streatham Common station 🌟

📅 Available from Saturday 28th November 2026 – new tenancy will start on this date however you can physically move in after this date.

A spacious double room with its own en-suite bathroom & toilet is available in a calm 2-bed flat, just an 8–10 minute walk from Streatham Common station (direct trains to Victoria, London Bridge, Clapham Junction).

The flat will be shared with me (I’m the other tenant) and I’ve lived here since 31st October 2025. I’m looking for a non-smoking professional who enjoys a calm, friendly home rather than a party flat.

I'd also like us both to feel comfortable, relaxed and at home. Fun moments are always welcome, like a game night, movie night, music while cleaning or cooking etc.

The room is for single occupancy only, and no pets.

About the Flat
* 2-bed Victorian flat, bright and tidy
* Shared shower room downstairs - we can both use the shower
* Small shared office room upstairs, which we can both use for working from home. You’ll need to bring your own work desk and chair.
* Open-plan kitchen + living space
* Bike storage available
* Parking: There is parking i believe however I don’t drive so I’m not familiar with local parking rules. It’ll be best to check with the landlord directly or to look up Lambeth Council’s parking pages for accurate information.
* Peaceful, friendly home (just 2 people total)

🛌 Your Room
* Double bed, built-in wardrobe, bedside table
* Ensuite bathroom

💴 Rent & Bills
* £875 per month currently, paid directly to the landlord by standing order. Rent is paid towards the end of each month

* £875 deposit

Please note bills are not included in the rent. Current amount for bills:
* Internet (Community Fibre): Payment on 4th of every month. £31.53 in total – £15.76 each
* Water (Thames Water): Payment on 1st of every month. £46.02 total, £23.01 each until 1st March 2027.
* Gas and Electricity (London Power, Powered by Octopus Energy) approximately £60–£70 each per month in winter and £20–£30 each in summer, although this varies depending on usage. There is a smart meter, so we can both be mindful of heating and appliance use, particularly in winter. Bills are paid retrospectively, so the amount can vary from month to month.
* Council tax (Lambeth Council): Payment on 5th every month. £133 in total – £66.50 each until 5th March 2027
* TV licence – I have TV licence but if you do plan on watching live TV, it’ll be appreciated to split the payment in 2.

🌟References from work and previous landlord is required 🌟

👩🏽About Me
* I enjoy staying active through hiking, dancing, swimming. I also enjoy meeting family, friends and taking care of my wellbeing by doing meditation, practicing mindfulness & being in the outdoors. When my budget allows, I love travelling, and at home you’ll usually find me cooking, watching films/TV, relaxing or doing some life admin — I know, adulting! 😅 I’m a non-smoker and enjoy the occasional drink when I’m out or a glass of wine at home.

* Work/schedule: QAE Administrator, hybrid, 9am–5pm. In the office roughly 5–6 days a month on average, though some weeks that’s zero and I’m working from home 5 days. It can vary week by week as there’s flexibility with my company.

Who I’m Looking For:
I’d love to share the space with someone who is friendly, warm, responsible, trustworthy, respectful, independent and who values a healthy balance between connection & personal space. I’d like us to be more than polite strangers, somewhere in between feels right — whether that’s the occasional catch-up, cooking/eating together when our timing lines up, watching a film/TV together or giving each other greetings in passing. I think it’s nice to have some warmth and friendliness at home while still respecting each other’s downtime and privacy. Having your own social circle is totally fine with me.

A few things that matter to me:
* Communication — open communication about household matters, a heads-up about guests staying overnight or longer, and general consideration for each other’s routines and work schedules.

* Flat issues - if something goes wrong, let's keep each other posted and both feel comfortable contacting the landlord.

* Shared spaces and chores — I like to tidy as I go and keep communal areas reasonably less cluttered, so I’d love a flatmate with a similarly collaborative and considerate approach. Also happy to take turns on the bigger jobs like emptying out the bins, hoovering etc and look after our own personal chores.

* Shared household items — happy to take turns picking up communal essentials such as washing-up liquid, cleaning products and bin bags when they run out. We can keep track of what we each spend and settle up periodically so it stays fair and simple.

* Guests: I'd like the flat to stay nice and calm day to day, so it'd be great not to have guests over too often. A quick visit from a guest doesn’t need a heads up at all. For overnight guests or longer, I’d appreciate the heads up, since it's a two-person household and it naturally feels different when someone else is staying over. If you have a partner, I'm fine with them staying over occasional weekends too — it works well when couples split time between both homes, so everyone gets their own space as well. I'll do the same for you with my own guests or a future partner. And it'd be lovely if guests are respectful of the space, and we each look after our own.

* Borrowing things — always good to check with each other first, especially with our own personal things - though this may depend on how much each of us brings and what ends up being shared. If we do borrow something, it’d be great to clean it up after and to replace it if it gets broken.

If you feel like we’d be a good match, or you’re interested in viewing the flat & room, please feel free to message me. I’d be happy to have a chat and arrange a viewing 😊
