📝 Tenancy
1. Holding fee (1 week’s rent) to secure – deducted from first month’s rent
2. Referencing (3–5 days) and e-signing of tenancy
• 6-month AST, rolling monthly thereafter
3. Deposit (1 month’s rent) or Reposit (no-deposit option available)
• Reposit = non-refundable fee (1 week’s rent)
4. Check-in inventory provided before move-in

For info, please Google: 'Rent Now: Secure Tenancy Creation'

Q. What happens if a tenant fails referencing?
Landlords can still choose to accept tenants even if they fail referencing - the final decision is with them. A common approach is to add a guarantor or collect additional rent in advance to give the landlord more security. In some cases a landlord will decide that the tenants aren’t suitable - if tenants are rejected, their holding deposit will be automatically and immediately refunded, and the landlord’s property will be immediately re-advertised.
